WHY DO I NEED AN INVENTORY?

Following the introduction of new government legislation in the form of The Tenancy Deposit Scheme on 6th April 2007 it became compulsory on all Assured Shorthold Tenancies for the tenants deposit to be paid in to a Government  approved custodial scheme and not to be held by either the landlord or letting agent.

In the event of a dispute at the end of a tenancy the landlord and tenant can go to the scheme arbitration panel for a judgement. At arbitration a detailed inventory and schedule of condition will be essential in the event of a landlord wishing to make a claim against a tenants deposit

Lawrence Greenberg, Chief Executive of The Dispute Service, who run one of the schemes was recently quoted as saying ‘whilst inventories are not a legal requirement without one and a good one at that’ a landlord ‘may as well not even bother taking a deposit’
