AN INVENTORY & SCHEDULE OF CONDITION:
This entails the compilation and detailed record of the contents and fittings at the property and to be included in the tenancy together with a condition schedule for each item. Once this has been agreed and signed for by the tenant this becomes a binding document and forms the basis on which damage and dilapidations may be assessed at the termination of the tenancy.
This service will include digital photography where accessible and a record of gas and electric meter readings [charges]
A CHECK IN :
This entails attending the property on the commencement date to meet the tenant and to go through the inventory and schedule of condition on an item by item basis in order to agree the details and to sign the documents and obtain a receipt for keys passed to the tenant when applicable. [charges]
A CHECK OUT:
This is conducted at the termination of the tenancy and involves attendance at the property with the original agreed and signed inventory and schedule of condition in order to go through the document on an item by item basis and prepare a comparison record report upon which cleaning, damage and dilapidations may be assessed.
This includes gas & electricity meter readings, tenant forwarding address and a digital photographic record if appropriate. [charges]
AN INVENTORY UPDATE:
In certain circumstances and where appropriate an inventory and schedule of condition may be updated when attending to do a Check Out. This applies when a new tenancy is imminent and where ATD have prepared the initial documents. [contact us for charges]
MANAGEMENT OR PERIODIC VISITS:
A tenancy agreement usually gives by appointment or notice a right for a routine visit during the course of a tenancy to establish whether there are any problems or difficulties. This generally covers cleanliness, general condition of décor, glazing, gardens or yards, and any relevant resulting recommendations for landlord and tenant. [contact us for charges]
NEW BUILD DEFECT ADVICE REPORTS:
This entails a visit to the property usually prior to completion of a purchase to prepare an internal inspection report notifying visible defects. This will cover:
- plastering
- joinery
- doors
- ironmongery
- kitchen cupboards and worktops
- sanitary ware
- tiling
- grouting & seals
- Sinks & taps
- decorations and paintwork
- glazing
- floor coverings
- window fittings and mechanisms.
- socket installation (NO testing)
- check for leaks

ENERGY PERFORMANCE CERTIFICATES:
From 1st October 2008 it will be a legal requirement that all residential properties in the lettings sector will be required to provide an Energy Performance Certificate.
